LoadFromFile throw exception with message "Value cannot be null. Parameter name: item" when try open xlsx file without "docProps" folder in xlsx container.
This xlsx-file generated by another program and normally open in Microsoft Excel.

It seems I encountered the same problem when I tried to open a file generated by the Open XML Format SDK 2.0 library. Also I get the error "Value can not be null" when I do LoadFromFile. The sample file is attached. I used the version 7.11.59.7040 Spire.XLS

Note: if you open a file in Microsoft Office Excel after it is generated through the Open XML Format SDK and close, errors on LoadFromFile do not occur. Perhaps it's just in the absence of docProps, and after the file opens in Excel, they are written and after that everything is fine. That is, in order to get this error, you must immediately try to make LoadFromFile without opening it in Microsoft Office Excel (and possibly in other editors).
